Frequently asked questions

Everything you need to know about ordering a Romanian land register excerpt online.

A land register excerpt (extras de carte funciară) is the official document issued by ANCPI, Romania's National Agency for Cadastre and Land Registration, showing what is recorded in a property's land register (Cartea Funciară): the owner, a description of the property, its area, charges such as mortgages, and other entries. The excerpt for information is for information purposes and is used, for example, at the notary before a preliminary contract, at the bank or at the town hall.

The excerpt for information is public and serves information purposes only. The excerpt for authentication is issued only at a notary's request, for transactions with legal effect (sale, donation, mortgage), and blocks the land register for 10 days. This portal only offers the excerpt for information.

On average 10–30 minutes after payment is confirmed, during ANCPI working hours (Monday–Thursday 08:30–14:00, Friday 08:30–13:00, Romanian time). Orders paid in the evening, at night or at the weekend are filed with ANCPI when the office next opens and delivered right after. At busy times, or in counties with a high volume of requests, it can take a few hours. We keep you informed at every step.

50 RON, VAT 21% included. There are no other fees: the ANCPI fee for the excerpt is included in the price.

Yes. The invoice is issued automatically on payment and attached to the payment confirmation e-mail; the excerpt arrives separately, in a second e-mail, once ANCPI issues it. If the invoicing system is delayed, the invoice is sent on its own as soon as it is issued.

Just the land register (CF) number — you will find it on an earlier excerpt or in the sale and purchase contract; the old paper CF number also works — plus the county and the locality. Everything else is filled in automatically from the ANCPI database.

If ANCPI rejects the request (the number does not exist or the property is not public), we contact you by e-mail and refund the full amount to your card, usually within 2 working days (14 days at most), at no extra cost.

One excerpt covers one land register (carte funciară). If all plots are in the same land register, a single excerpt shows them all. If the property is recorded in several land registers (for example a flat plus a separate storage unit or parking space, or plots in different localities), order one excerpt per CF number, choosing the locality where each land register is kept.

After plots are merged or divided, or after conversion to the electronic system, an old land register may be closed and the property moved to a new one with a different number. Use the number from the most recent deed or excerpt. We check the number with ANCPI before payment; if it isn't found, you can't pay. If ANCPI still rejects the request, we refund the full amount automatically.

Your paid order waits and is filed automatically as soon as the ANCPI system works again; you don't need to do anything. The status page always shows where it is. Until the request is filed with ANCPI you can cancel the order from the status page for a full refund.

It is not used for signing a deed at a notary (sale, gift, mortgage): for those, the notary orders the excerpt for authentication. The excerpt for information shows the property's situation so you can decide, for example before a preliminary contract, and is accepted by banks, town halls and courts as an informative document.

No. Ordering works entirely as a guest checkout — all you receive is a link to the order status page and the document, both by e-mail. Optionally, after payment you can create an account to keep track of your order history.

Yes. The excerpt carries ANCPI's qualified electronic signature under Romanian Law 455/2001 on electronic signatures. It has the same legal value as an excerpt collected in person from the local land registry office (OCPI). Note that the document itself is in Romanian.

The invoice is issued automatically after payment, using the billing details in your order, and sent to you by e-mail (it is also reported in Romania's RO e-Factura system). For a company invoice, tick the company invoice option in the form and enter the company name and tax ID (CUI).
